Jinny, you’ve got a fantastic space to work with, and I can really see the potential to transform it into something you’ll love spending time in.

What excites me most about this project is how the deck recladding and the new planter box are going to completely change the feel of your outdoor space. Combined with the paver relay and the planting design, this backyard is going to feel like a totally different property — morning coffee, weekend dinners, the whole thing.

Scope of Work

What We'll Build

Every detail of your project, broken down by phase. Click each section to see the full scope.

Lift and Relay Pavers

+

Your paver patio reinstallation will be completed in accordance with the approved landscape design and will follow the following sequence:

  • Confirm all layout dimensions, elevations, and edge transitions as per the finalized landscape plan
  • Protect adjacent landscaping and structures as required
  • Carefully lift and set aside existing pavers for reinstallation
  • Mark out the patio area on-site and excavate to the specified depth outlined in the design
  • Compact the subgrade to ensure stability and eliminate the risk of future settling
  • Install non-woven geotextile fabric at the base of the excavation to separate the subsoil from the granular base
  • Supply and install ¾" clear stone in two compacted lifts to achieve the designed base depth and grade
  • Screed out a 1-inch layer of screenings over the compacted base
  • Install edge restraint along the perimeter and secure with spikes
  • Reinstall existing pavers in the configuration specified in the design
  • Install Techo-Bloc Westmount Onyx Black banding along the patio perimeter
  • Cut and fit pavers as necessary to achieve tight joints and a clean finish along all edges and transitions
  • Sweep polymeric sand into all paver joints
  • Compact the patio surface to lock pavers in place
  • Apply a light mist to activate polymeric sand
  • Stack any remaining pavers on a pallet for potential removal to brother’s property as per client request
  • Clean up and remove debris from site

Drainage

+

Your drainage planning and installation will be completed in the following sequence:

  • Confirm drainage route and discharge location as per site conditions
  • Excavate trench from the corner of the house where the AC unit is located to the designated discharge point at the required depth below grade
  • Install non-woven geotextile fabric throughout the full length of the trench to prevent soil contamination and ensure long-term system performance
  • Lay 4-inch Big O drainage pipe along the trench at a consistent slope for proper water flow
  • Backfill the drainage pipe with ¾" clear stone to facilitate drainage and protect the pipe from collapse
  • Wrap geotextile fabric around the stone layer to fully envelope the system and prevent sediment infiltration
  • Backfill and compact per paver installation requirements
  • Ensure discharge location is positioned to prevent pooling, erosion, or impact to neighbouring properties
  • Regrade area near the house at the corner where water is pooling to direct surface water away from the foundation

Deck Recladding

Your deck recladding will be completed in the following sequence:

  • Strip existing deck surface down to subframe, removing all old decking boards and fasteners
  • Inspect existing joists and framing for rot, damage, or structural concerns; notify client of any required repairs before proceeding
  • Along the 12ft length of the deck and the 3ft section adjacent to the steps, install vertical 2x4 pressure-treated nailers from the underside of the deck frame down to grade, spaced 16" on center, to create a solid backing structure for fascia attachment
  • Install horizontal blocking between vertical nailers as needed to provide additional fastening points and rigidity for the fascia cladding
  • Install new composite decking over existing subframe using hidden fasteners, running boards perpendicular to joists with proper gapping for expansion
  • Cut and install composite boards vertically over the backing frame to create the fascia (12ft section × 4ft tall, plus 3ft section × 4ft tall), securing with colour-matched screws
  • Build five new steps: set three pressure-treated 2x12 stringers at proper rise/run, secure to deck frame at top and concrete pad or compacted base at bottom, then clad treads with composite to match deck
  • Final cleanup and debris removal
Materials: Trex Basic Enhance Fascia and Deck Boards in Beach Dune

Planter Box

+

Your planter box will be completed in the following sequence:

  • Excavate base to match depth of adjacent patio base preparation
  • Install compacted granular base material consistent with the rest of the patio project
  • Using 4x4 pressure-treated posts, build the perimeter frame as per the design (14ft × 2ft)
  • Stack posts five high, securing rows with rebar driven through each course
  • Clad the exterior of the planter frame using Veranda Alpine composite fascia to match the deck
  • Line the interior with geotextile fabric
  • Backfill with garden soil, ready for planting

Planting

+

Your garden beds and planting will be completed in the following sequence:

  • Mark out garden bed boundaries as per the landscape design
  • Remove existing turf and vegetation from designated planting areas
  • Excavate beds to a depth of 6–8" to remove poor soil and create proper planting depth for shrubs and perennials
  • Import and spread triple mix planting soil across all bed areas, raking to finish grade
  • Lay out all plant material according to the design, confirming spacing and placement before planting
  • Excavate individual planting holes for trees and large shrubs to twice the width of the root ball and to the depth of the root ball
  • Set trees plumb and backfill with a mix of native soil and triple mix, tamping to eliminate air pockets
  • Plant all shrubs and perennials at the appropriate depth, backfilling and tamping around each
  • Apply bone meal and transplanter fertilizer to all plantings
  • Water in all plant material thoroughly
  • Apply 3" layer of shredded cedar mulch to all bed areas, keeping mulch pulled back 2–3" from plant stems and tree trunks
  • Final cleanup and debris removal

Irrigation

Your irrigation system will be completed in the following sequence:

  • Design and install a complete drip and spray irrigation system to service all new garden beds and planting areas
  • Connect to existing water supply with backflow preventer
  • Install zone controller and timer for automated watering schedules
  • Test all zones and adjust spray patterns for full coverage
  • Provide client walkthrough on system operation and seasonal maintenance

Terms & Conditions

General Contract Terms

Agreement and Scope of Work

  • This contract is valid only once it has been completed in full and signed by both parties. Without a valid signature from both the Contractor and the Client, this agreement is considered void and unenforceable.
  • The Client, by signing this contract, fully accepts and agrees to the Scope of Work, which is detailed in this proposal. Any modifications or deviations from the original Scope of Work must be formally documented through a written and signed Change Order.
  • Only the work explicitly stated in the proposal is included in the contract price. Any requests for additional work outside the agreed scope will require a separate estimate, approval, and additional payment before the work commences.

Installation Standards

  • WLS Landscaping follows industry-approved installation standards as outlined by the Interlocking Concrete Pavement Institute (ICPI) and other relevant governing bodies.
  • All hardscaping installations will be completed according to these standards to ensure durability, longevity, and structural integrity.
  • The Client acknowledges that proper maintenance is required for all installed materials and failure to follow recommended maintenance guidelines may void any applicable warranties.

Redo, Replace, or Reinstall Work

  • In the event that WLS Landscaping must redo, replace, or reinstall any completed work, additional costs may apply unless the issue stems from an installation error on the part of WLS Landscaping.
  • If the Client requests modifications or alterations to work that was installed correctly per ICPI and industry standards, these requests will be classified as additional work and require an approved Change Order.
  • Any issues arising from external interference, such as third-party contractors, extreme weather conditions, or improper homeowner maintenance, will not be covered by WLS Landscaping.

Site Organization and Cleanliness

  • WLS Landscaping is committed to maintaining a professional and organized worksite throughout the duration of the project.
  • Daily site clean-ups will be conducted to ensure a safe, functional, and presentable work environment.
  • The Client agrees to provide reasonable access to the worksite and allow necessary accommodations to facilitate the completion of the project.

Site Unknowns

  • It is the responsibility of the Client to fully inform the Contractor of all information regarding site unknowns including difficult buried materials, cables, pipes, tree stumps, drainage or water table issues, rock and shale sub-surfaces and/or other impediments that could impact the quality, cost and timeliness of project completion.
  • Failure to notify the Contractor may lead to additional costs to the Client and schedule time not included in the Quotation.

Estimated Timeline

  • WLS Landscaping will provide an estimated project completion date, but this date is subject to change based on weather conditions, material availability, productivity rates, or unforeseen site conditions.
  • The Contractor will make reasonable efforts to complete the work within the estimated timeframe but does not guarantee a strict completion deadline unless explicitly agreed upon in writing.

Homeowner Responsibilities Post-Installation

  • Upon project completion, the Client assumes full responsibility for maintaining all installed materials, including living materials and all hardscaping elements.
  • Proper watering, fertilization, and seasonal care are necessary to ensure the longevity and health of installed plant materials.
  • Failure to follow appropriate maintenance procedures may result in premature deterioration and void any applicable warranties.

Materials

Material Deliveries

  • Throughout the duration of the project, various materials will be delivered to the worksite as needed. WLS Landscaping will coordinate these deliveries in a way that minimizes disruption.
  • WLS Landscaping will make reasonable efforts to prevent deliveries from obstructing driveways, roads, and pathways. However, temporary obstructions may be unavoidable.

Excess Materials

  • Any surplus or unused materials will remain the property of WLS Landscaping unless otherwise specified in writing.
  • If the Client wishes to retain any excess material, this must be requested before project completion and may be subject to additional costs.

Material Tolerances

  • Wood: Pressure treated wood cannot be guaranteed against warpage, checking, or cupping. Cedar is expected to crack, especially 6x6 up to 3/8 inch gaps.
  • Stone: Natural stone has colour variations that vary from stone to stone. Mineral deposits such as lime, iron, etc. can change the stone. This is the nature of the product.
  • Metal: Metal which is not galvanized is not guaranteed from rusting commencing immediately after installation.
  • Concrete: Spider cracks (hairline stress-fractures) are considered a normal characteristic of all types of concrete. Coloured concrete consistencies vary from truck to truck.
  • Material Grades: All materials come in a range of grades of quality and finishes. Natural materials are not perfect. Once the selection has been approved by the Client, the Client will be responsible for all costs associated with changing any given material.

Warranties

Paver Warranty

  • WLS Landscaping provides a limited 3-year warranty on paved areas with interlocking pavers.
  • Coverage includes: settling and manufacturer defects.
  • Exclusions: Damage resulting from natural forces, third-party interference, or homeowner neglect. Minor chips and polymeric sand degradation are considered standard wear.

Retaining Wall Warranty

  • WLS Landscaping offers a 3-year limited warranty on retaining walls, covering structural settling, cracking, and manufacturing defects.
  • Exclusions: Damage resulting from improper drainage, natural erosion, or third-party modifications.

Irrigation Warranty

  • A 1-year limited warranty applies to all irrigation systems installed by WLS Landscaping, covering manufacturing defects and installation failures.
  • Exclusions: Damage caused by freezing, third-party intervention, or other contractors. Drip emitters and backflow preventers are not covered.

Plants and Weeds

  • Unless explicitly stated in the contract, installed plants are not warrantied beyond the date of installation.
  • Weed barrier fabric is used to reduce weed growth but does not guarantee the elimination of weeds.

Efflorescence

  • Efflorescence, the natural occurrence of salt deposits on pavers, retaining walls, or any hardscape surface, is a natural process and is not covered under any warranty.

Payments

  • Pricing Validity: Pricing is valid for 30 days from the contract date. After this period, WLS Landscaping reserves the right to adjust pricing and reissue the contract.
  • Payment Schedule: Final payment is due upon completion of the original contract work, excluding warranty work or approved Change Orders.
  • Progress Payments: Progress payments indicate the Homeowner is satisfied with work completed to date and are required for projects exceeding a specified timeline or value threshold.
  • Late Payments: Payments not made within 30 days of project completion will incur a 0.1% daily interest charge until paid in full.
  • Payment Methods: Accepted payment methods include e-transfer, cash, or certified cheque.

Unforeseen Items

Utility Locates and Markings

  • Public utility locates will be obtained prior to the start of work.
  • The Homeowner is responsible for marking all private and non-public utilities, including septic systems, irrigation lines, invisible fencing, satellite lines, and private electrical connections.
  • The Homeowner assumes full liability for any damages incurred to unmarked utilities during the execution of work.

Obstructions and Unknown Conditions

  • Any unforeseen obstacles encountered during excavation or installation will not be covered under the original contract.
  • Additional labour, materials, and equipment required to address such unforeseen conditions will be billed separately on a time and materials basis. WLS Landscaping will inform the Client before proceeding.
  • Any contract change in scope in excess of $1,000 requires a Contract Change Notice under which work is to proceed with written owner approval.

Natural Forces Disclaimer

  • WLS Landscaping is not responsible for any damages caused by natural forces beyond its control, including freeze-thaw cycles, soil erosion, extreme weather conditions, earthquakes, flooding, or wildlife disturbances.

Customer Review Incentive
